Days on Market have Decreased

 

In August, the median days on market for sold homes in Jackson decreased to 13. This is a significant month-over-month decrease from the 28 day median we had in July, which brings us back in line with the numbers we saw in May & June of this year. This shows that despite the higher interest rates, we still have more buyers than inventory here in our market, keeping competition high. It’s important for sellers to understand these shifts and have a strategic marketing plan to maximize their sale price and sell in the fewest days possible.

 

Number of Properties Sold has Increased

 

Jackson had 32 closed home sales in August 2023 vs just 27 closed sales in July. In addition to this increase in closed sales, there was also a small increase in total active listings. This number grew from 100 in July to 109 in August, bringing us back in line with the inventory numbers we had in May & June of this year. Even so, these numbers are historically low. As inventory remains low, it offers the opportunity for properly positioned homes to stand out among the competition to attract the most buyers and sell quickly for top dollar.

 

Median Sale Price has Decreased

 

The median sale price for August 2023 in Jackson was $279K. While this is a month-over-month decrease from the high of $307k we saw in July, it is nearly the same as June’s median sale price of $280k. This is also an increase over last August’s median sale price of $265k. With year-over-year prices still trending upward, sellers who have a strategic pricing and marketing plan are in a great position to maximize the return on their investment in their homes.
