June is in full swing with farmers markets, lake days, and vacations filling the calendar…if you can manage to dodge all the rain we’ve been having. It seems like every weekend has been bringing a new round of storms here lately. I don’t know about you, but I’m ready for a storm-free sunny weekend!

Days on Market have Decreased

 

In May, the median days on market for sold properties here in Jackson decreased to 29, down from 39 days in April. A shorter time on market is always good news for home sellers, since every day your home is listed tends to feel like an eternity when you’re ready to sell. However, it’s important to understand that this median only accounts for properties that sold during the month. That being said, the average days on market for available properties increased this month to 65 from 61 in April, highlighting how crucial it is for sellers to have the right strategy in place to prepare, price, and position it in a way that stands out to attract buyers’ attention and sell quickly.

 

Number of Properties Sold has Decreased

 

The number of closed sales for the month decreased from 35 in April to just 31 in May. This is the time of year when we typically expect sales to increase, but that is not what we’re seeing here. Unfortunately, pending sales were down in May as well, signaling the potential for this slowdown to continue into June. With the local market constantly changing, sellers should focus on making sure they’re working with a professional that knows the local market and will ensure their home is positioned in a way that reaches and appeals to as many potential buyers as possible.

 

Median Sale Price has Decreased

 

Over the last month, the median sale price in Jackson decreased as well, from $282k in April to $275k in May.  Meanwhile, the number of available listings increased for the 3rd straight month. The homebuyers who are currently active in the market have significantly more choices than they’ve had in recent years, allowing them to be more selective. Homeowners who wish to sell right now should be sure to work with an agent who is monitoring these shifts to set appropriate prices and expectations from the start, to maximize sales price while minimizing days on market.
