Days on Market have Decreased

 

In February, the median days on market for sold properties here in Jackson decreased to 34, from 60 days in January, bringing them back in line with the number of days on market we were experiencing in the 2nd half of 2024.  When selling your home, it’s crucial to have the right strategy in place to prepare, price, and position it in a way that stands out to attract buyers’ attention and sell quickly.

 

Number of Properties Sold has Increased

 

The number of properties sold in February increased to 29, up from just 17 closed sales in January. During this same time period, pending sales decreased from 31 to 20, as the pending transactions from the previous month closed and fewer new properties went under contract.  With the local market constantly changing, sellers should focus on making sure they’re working with a professional that knows the local market and will ensure their home is positioned in a way that reaches and appeals to as many potential buyers as possible.

 

Median Sale Price has Decreased

 

In February, the median sale price in Jackson decreased slightly to $257k from $260k the month before. However, when combined with the decrease in days on market and increase in number of properties sold, it’s unlikely that a downward trend for median sale price will continue. It’s important for sellers to work with an agent who is monitoring these shifts to set appropriate prices and expectations from the start to maximize sales price while minimizing days on market.
