Days on Market have Increased

 

In July, the median days on market for sold homes in Jackson increased to 28. This is a significant month-over-month increase over the 12 days we saw in June, but in line with the timelines we were seeing during the 1st quarter of this year. While inventory is still limited, higher interest rates have reduced the number of buyers in the market & decreased competition. It’s important for sellers to understand these shifts and have a strategic marketing plan to maximize sale price and sell in the fewest days possible.

 

Number of Properties Sold has Decreased

 

Jackson had 27 closed home sales in July 2023, compared to 36 sales in June. Despite the decrease in closed sales, total available listings stayed relatively flat at 100 vs 99 in June. As inventory remains low, it offers the opportunity for properly positioned homes to stand out among the competition to attract the most buyers and sell quickly for top dollar.

 

Median Sale Price has Increased

 

The median sale price for July 2023 in Jackson was $307K, which is the highest we’ve seen all year. This is also an increase over last July’s median sale price of $295k. Although days on market are beginning to trend upward some, overall inventory has stayed the same and median sale price has shown an increase. Sellers who have a strategic pricing and marketing plan are still seeing their properties sell fast & for the highest possible price.
